How Much Can I Afford?

Before house hunting, it's best to know how much you can realistically afford. We recommend meeting with a mortgage lending officer to obtain loan pre-approval. This will help you determine the loan amount you can afford and understand your maximum purchase price, which will be necessary once you start making offers.

Additionally, you'll want to determine what you can offer as a down payment. With the help of a mortgage loan officer, the transition from pre-approval to financing can be done with ease!

Finding a Home

Now, the fun begins! With a good handle on the money part, you're ready to start looking at available homes. By using our innovative online search tool, you can find homes in communities that are a great match for your lifestyle. If you haven't already, be sure to schedule an appointment with your BEYOND Realty Buyer’s Agent. We can fine-tune your search criteria, set you up to get immediate notification of new listings that meet your criteria, and schedule showings for you as quickly as possible.

Submitting an Offer

Once we’ve found the home on which you’d like to make an offer, you’re only a few steps away from having a home to call your own. Your Buyer’s Agent will work with you to determine what price you want to offer, as well as any options that would make your offer more attractive to the seller while also protecting you. Your BEYOND Realty Buyer’s Agent will communicate and negotiate with the seller or
seller’s agent on your behalf. We’ll always go above and beyond to ensure you are educated on and fully confident about the process.

Applying for a Loan

Congratulations, your offer was accepted! The home you've been dreaming about since you saw it on your property search is within reach! The next step is for you to make a second appointment with your mortgage loan officer for the formal loan application. Your Buyer’s Agent will forward your accepted offer contract over to that lender. Upon completion of the loan process, you’ll receive a commitment
letter from the lender – essentially their promise to finance your purchase.

Home Inspection

You wouldn't want to close on your new home and discover major issues, like a failing room or foundation issues – all of which would be costly repairs. This is why it’s so important to schedule a thorough inspection of the property before the sale is finalized. Your BEYOND Realty agent can provide a list of professional home inspectors who can ensure everything is in good working order and advise of you of any issues. The inspector provides a full report of any findings which we’ll review with you and negotiate on your behalf with the seller if there are issues you’d like addressed.

Homeowners Insurance

Not having homeowner's insurance could leave you in a tough spot should an unforeseen problem occur. Not to worry, you can look to your Beyond Realty buyers agent to refer you to a number of insurance agents that help find the right coverage for you and your home.

Coordinating Your Move

Moving can be a pain, but it doesn't have to be. Our agents will even refer movers to package your things and move them to your location. From there you'll want to coordinate your utilities at the new address. Don't forget to have those new appliances, furniture, or any other items that the house needs ordered and scheduled for delivery at your new home.

Home Warranty

We also recommend a home warranty for your new home’s major systems to protect you should unexpected breakdowns occur in the first year. We can negotiate to have a home warranty included in the purchase. If not, you may want to purchase one prior to your closing. Be sure to ask us for more information about home warranties.

Closing

Congratulations, it's time to celebrate the purchase of your new home! Your BEYOND Realty Buyer’s Agent will coordinate both a final walk-through and the closing date, and ensure all necessary documents are ready. We’ll walk through the property with you to make sure it’s in the same condition as when you wrote the offer and that any repairs have been completed. Once everything is signed at the closing, the home will officially be yours.
